Duke House is a four-bedroom Georgian inn set within the Suffolk countryside. Arranged over two storeys, it offers a generous open-plan kitchen and dining space with an AGA, a welcoming sitting room with a log burner, and a garden thoughtfully designed over time. The bedrooms comfortably accommodate a family or a long weekend with friends. The Suffolk coast just twelve minutes away and London within two hours.

The kitchen

The heart of the home. A spacious open-plan kitchen and dining area centred around an AGA, seamlessly uniting the original 18th-century Georgian rooms with a striking contemporary extension, wrap around windows allow panoramic views of the gardens and surrounding fields. A long farmhouse table seats up to 12, complemented by a fully equipped kitchen, Sonos speakers, and underfloor heating throughout. Perfect for slow breakfasts, long, sociable suppers, and effortless gathering at any time of day.

The ground floor

A cosy sitting room with a wood-burning stove and seating for eight. a striking glass foyer framing views of the flower garden which has a light filled reading nook, offering a peaceful spot to sit. A practical boot room, complete with a picture window, is perfectly suited to returning from muddy walks. A downstairs WC completes the space. Underfloor heating runs throughout.

Upstairs

Four bedrooms are arranged across the first floor. The master suite is the standout: a super-king bed, en-suite bathroom, a small adjoining study, and a wraparound balcony with far-reaching views across open countryside.

A second double bedroom can be configured as either a super-king or twin, alongside a snug third double and a fourth single room. In addition to the en-suite, a well-appointed family bathroom with a large bathtub serves the remaining bedrooms.

The house is set within a large, well-established private garden, thoughtfully designed over many years. An outdoor dining area is ideal for long, leisurely lunches, complemented by a covered outdoor lounge for more changeable Suffolk days. A fire pit by the open pond sits 8. Beyond the hedge, open fields extend towards a neighbouring working farm.
